What is Home Watch? Home Watch is a professional service that provides regular, scheduled checks of your home while it is vacant. During each visit, we visually check both the interior and exterior of the property to identify potential issues early, such as leaks, security concerns, storm damage, or mechanical problems, before they become costly repairs.
How is Home Watch different from property management? Home Watch focuses on preventive care and oversight, not tenant management. We do not rent your home, collect rent, or manage tenants. Instead, we act as your local eyes and ears, helping protect your property while it is unoccupied.
What are other names for Home Watch professionals? Home Watch services are sometimes referred to by other names, including home monitoring, vacant home checks, vacation home oversight, property watch, or absentee homeowner services. While these terms may sound similar, the level of professionalism, training, and insurance coverage can vary widely. It is important to choose a true Home Watch professional who is affiliated with the National Home Watch Association (NHWA). NHWA members follow established industry standards and carry specialized liability insurance specifically designed for Home Watch services, coverage that many general contractors, cleaners, or informal “home check” providers do not have. Choosing an NHWA-affiliated Home Watch professional helps ensure your home is being cared for by someone who is properly trained, insured, and accountable, giving you greater peace of mind while your home is unoccupied.
How often do you check homes? Most clients choose weekly or bi-weekly visits, depending on insurance requirements, location, and personal preference. We are happy to help you determine a visit schedule that best protects your home.
What do you look for during a Home Watch visit? Each visit goes through a comprehensive checklist that includes: Checking for water leaks, moisture, or plumbing issues Verifying doors and windows are secure Monitoring HVAC systems and thermostats Looking for signs of pests or intrusion Checking appliances, smoke detectors, and visible systems Exterior walk-arounds for storm or weather damage After every visit, you receive a detailed report with photos.
Will I receive a report after each visit? Yes. After every visit, we provide an emailed report with time-stamped photos so you know exactly what was checked and what we observed. Reports are delivered promptly, even if everything looks great.
Are you insured and bonded? Yes. 4 Seasons Home Services is fully insured and bonded. We are also members of the National Home Watch Association, which sets professional standards for the Home Watch industry. Owners are also required to undergo a background check by the NHWA.
Do you handle emergencies or urgent issues? If we identify an urgent issue, we notify you immediately and can help coordinate trusted local vendors on your behalf. We always have someone on call for your home-should the alarm go off in the middle of the night, you get a call from the water department about a potential leak, or get a concerning report from a neighbor...we are here to check it out and help resolve any issues.
What are some of the common issues you encounter with homes? After many years of caring for vacant and seasonal homes, we’ve seen just about everything. Some of the most common issues we encounter are heating systems failing during the winter months and air conditioning units or refrigerators going out during the summer, often without any immediate signs unless the home is being checked regularly. Seasonal weather can also create challenges. We’ve responded to fallen trees and branches, ice dams that can lead to significant water damage, and frozen or compromised plumbing during cold periods. In warmer and drier seasons, we frequently help with pest activity, including coordinating exclusion for woodpeckers and mice, as well as assisting with fire-safe yard preparation to reduce wildfire risk. Our role is to identify these issues early, communicate clearly, and help coordinate next steps so small problems do not turn into major repairs. We are here for your home, and for your peace of mind.
Can you work with my preferred vendors? Absolutely. We are happy to work with vendors you already know and trust, or recommend reliable local professionals if you prefer.
Do you offer services beyond Home Watch? Yes. In addition to Home Watch, we offer hot tub maintenance, housekeeping, pre-arrival preparation, and post-departure checks, depending on location and season. We can also help with the coordination of snow removal, landscaping or irrigation services, remodels and seasonal maintenance. All services are customized to meet the specific needs of your home and the time of year.
What concierge services do you offer? In addition to Home Watch, we offer a range of concierge-style services designed to make owning and enjoying your home easier. These services may include grocery shopping and home preparation before your arrival, running vehicles to and from the airport, coordinating access for vendors and service providers, meeting contractors on-site, overseeing deliveries, and assisting with other special requests. Concierge services are customized based on your needs, location, and season, and are available by arrangement.
